If you’re borrowing to buy land, start the conversation with your lender early.
Lenders treat land differently
Some lenders have different policies for vacant land, especially larger rural residential lots. Requirements can vary from lender to lender.
Questions to ask your lender or broker
- Do you lend on vacant rural residential land?
- What deposit do you need?
- How do you handle a settlement that’s months away?
- Can I combine a land loan with a construction loan later?
The finance clause
The Hidden Valley contract can be made subject to finance. You name your lender or broker, the loan amount and the latest date for approval.
Timing
The deposit is $10,000. Settlement is expected in mid-2027, so talk to your lender about approval timing well ahead.
