Buying land with family: things to agree on first

Buying with parents, siblings or adult children can work well. Agree on the details first.

1 min readUpdated 22 October 2026

Family groups sometimes buy a lot together as a shared base or a future home. It can work well with clear agreements.

Ownership structure

Choose joint tenants or tenants in common on the contract. Tenants in common lets each person hold a set share.

Agree on the money

  • Who pays the deposit and the balance?
  • Who covers rates and other ongoing costs?

Agree on the plans

  • Who builds, what and when?
  • How will the land be used in the meantime?

Agree on an exit

  • What happens if someone wants to sell their share?
  • What happens if circumstances change?

Put it in writing

A written agreement prepared with legal advice avoids misunderstandings later.
