Buying land sight unseen: how East Coast buyers check it out
Can't get to WA yet? Here's how to get a real feel for a Hidden Valley lot from the other side of the country, and how to buy with confidence.
Not everyone can fly to WA before they buy. Work, family and cost all get in the way. The good news is that land is easier to assess remotely than a house: there are no hidden leaks, no dodgy wiring and no renovations to price. What matters is the lot itself, its surroundings and the contract. Here’s how East Coast buyers get a real feel for a Hidden Valley lot from home.
Step 1: Start with the live lot plan
The lot plan shows every lot in both stages with its area, frontage and current status. Switch to the aerial view and the lot boundaries are laid over a drone photo of the actual land.
Things to look for:
- Which lots are available
- The size and frontage of each
- Position along Quindalup Way, the estate road
- Vegetation on and around each lot
- How the estate sits in the landscape and how close it is to the coast
Read how to read the Hidden Valley lot plan for a detailed walkthrough.
Step 2: Explore the location map
The interactive location map shows Hidden Valley in its wider setting:
- The beach, 900m away
- Dongara township, 10 minutes away
- Port Denison Marina, 12 minutes away
- Geraldton and its airport, 45 minutes away
- Perth, about 3.5 hours away
Spend time zooming in and out. It gives you a sense of the coastline, the towns and the landscape that photos alone can’t.
Step 3: Ask for the documents
Terry can email you:
- The contour survey plan: the formal drawing of the subdivision, with lot boundaries and contour lines at 2m intervals that show the lie of the land.
- Aerial photos: recent drone photos of the estate and surrounds.
- A sample sales contract: the REIWA offer and acceptance form with the special conditions.
Read them carefully. The contour plan in particular helps you understand slope and high points. Our guide to the contract explains the main parts.
Step 4: Talk to Terry
Call Terry McBratney on 0408 554 444 or send an enquiry. Good questions to ask:
- Which lots would you suggest for my plans, and why?
- What’s the land like on Lot X compared with Lot Y?
- Where does the building envelope sit?
- What’s the vegetation like?
- How’s construction progressing?
- When are titles expected?
Terry knows the estate well and can describe things that aren’t obvious from a plan.
Step 5: Ask for more visuals
Ask Terry whether a video walk-through or extra photos of your shortlisted lots are possible. Even a short phone video turning slowly from the middle of a lot can tell you a lot.
Step 6: Research the area
You’re buying into a town as much as a lot. Read our guides to living in Dongara and Port Denison, the beaches, schools and healthcare and shopping and cafes. Look at Street View around Dongara and Port Denison to get a feel for the towns.
Step 7: Get independent advice
Before you sign:
- Have a WA settlement agent or solicitor review the contract.
- Talk to your lender or broker about vacant land finance.
- Speak to an accountant if you’re buying with others or through a structure.
Step 8: Buy, then visit
Many interstate buyers secure their lot and visit before settlement, which is expected in mid-2027. A visit before you build is especially valuable for planning where the house and shed will go.
What you can’t assess remotely
Be honest with yourself about the limits of remote research. You can’t feel the breeze, hear the sounds or see how the light falls at different times of day. You also can’t fully judge the feel of the town. That’s why many buyers visit before they build, even if they bought sight unseen.
Reducing the risk of buying sight unseen
- Choose a lot with a regular shape if you’re unsure. Most Stage 2 lots are similar.
- Read every document and ask questions until you’re satisfied.
- Get independent advice on the contract.
- Understand the deposit is held in trust and the contract includes a sunset clause.
- Remember there’s no time limit to build, so you can visit and plan properly before building.
How other interstate buyers approach it
Many of Hidden Valley’s enquiries come from Sydney, Melbourne and Brisbane. Common approaches include:
- Shortlisting online, talking to Terry and buying, then visiting before settlement
- Visiting first as part of a WA holiday, then buying
- Buying with family, with one member visiting on behalf of the group
A remote research checklist
Use this checklist to make sure you’ve covered everything before you buy without visiting.
The lot
- I’ve looked at the lot on the live lot plan and in the aerial view.
- I have the contour survey plan and understand the lie of the land.
- I know the area, frontage and depth.
- I know where the building envelope sits.
- I’ve asked Terry about vegetation and anything unusual.
The location
- I’ve explored the location map.
- I understand the distances to the beach, town, marina, Geraldton and Perth.
- I’ve read about life in Dongara and Port Denison.
The purchase
- I’ve read the sample contract and its annexures.
- My settlement agent or solicitor has reviewed it.
- My lender has confirmed finance for vacant land.
- I understand the deposit, settlement timing and costs.
The future
- I know roughly what I’d like to build.
- I understand there are no covenants and no time limit to build.
- I’ve planned a visit before I build.
How to use photos and video well
If Terry or anyone else sends you photos or video, make the most of them.
- Ask what direction each photo faces.
- Ask for photos from the road looking in, and from the back of the lot looking towards the road.
- Ask for a slow 360° video from the middle of the lot.
- Compare what you see with the contour plan.
- Look at the vegetation density and where clearing would happen within the building envelope.
Asking the right questions
When you can’t see something for yourself, specific questions get better answers.
- “Is the land higher at the front or the back?”
- “Is there a spot where you can see the ocean?”
- “How dense is the vegetation in the building envelope?”
- “What can you hear when you stand on the lot?”
- “How does this lot compare with its neighbours?”
Bringing family into the decision
If you’re buying with family, share the lot plan link, the survey plan and photos with everyone. Some families nominate one person to visit on behalf of the group, armed with a list of questions and a phone full of storage.
Why many buyers are comfortable buying remotely
Land is a simpler purchase than a house. There’s no building condition to assess, and at Hidden Valley the services, fencing and clearing allowance are clearly defined. The deposit is held in trust, the contract is a standard WA form and there’s time before settlement to visit and plan. For many buyers, that combination makes buying sight unseen feel manageable.

Common questions
Can I buy without visiting?
Yes. Many interstate buyers do, using the lot plan, documents, photos and conversations with Terry.
What documents can I get?
The contour survey plan, aerial photos and a sample contract.
Can Terry do a video call?
Ask Terry whether a video walk-through or extra photos of your shortlisted lots are possible.
What if the lot isn’t what I expected?
Read the documents carefully and ask questions before you sign, because the contract is binding once accepted.
Can someone visit on my behalf?
Yes. Some buyers send a family member or friend to walk the lots for them.
Should I visit before I build?
It’s strongly recommended, so you can plan where the house and shed will go.
Are all the lots similar?
Most Stage 2 lots are similar in size and shape. Corner lots differ.
Who checks the contract?
A WA settlement agent or solicitor of your choice.
How long do I have before settlement?
Settlement is expected in mid-2027, giving you time to visit.
Can I see the lots on Google Maps?
Use the lot plan’s aerial view and the location map on this website for the most accurate picture.
What should I ask to see in photos?
Ask for views from the road, from the back of the lot, and a slow 360° video from the middle, with directions noted.
Can a family member visit for me?
Yes. Give them your list of questions and ask for plenty of photos and video.
