Buying WA coastal land from Sydney: a practical guide
What $420,000 buys on the WA coast, how to buy from interstate and what to expect, for buyers in Sydney.
Many of the enquiries for Hidden Valley come from Sydney. If you’re there and wondering whether buying land on the other side of the country makes sense, this guide covers the practical side: what you get, how the purchase works from interstate and what to expect.
What $420,000 buys on the WA coast
At Hidden Valley, from $420,000 buys a 1 hectare (2.5 acre) lot, around 10,000m², 900m from the beach in Dongara on WA’s Mid West coast. For comparison, a typical suburban house block is a few hundred square metres.
Every lot comes serviced with 3-phase power, town water and high-speed NBN. It also includes a $25,000 fence and gate package and $10,000 towards clearing your building envelope.
Buying from Sydney: how it works
You don’t need to be in WA to buy. The whole process can be done remotely.
- Choose a lot. Use the live lot plan to compare sizes, frontages and availability, and the location map to see the surroundings.
- Talk to Terry. Terry McBratney looks after sales and can answer questions by phone or email, or send you the contour survey plan, aerial photos and a sample contract.
- Sign the contract. WA uses a standard REIWA offer and acceptance contract. Terry prepares it with your details and it can be signed without travelling.
- Pay the deposit. $10,000 within 7 days of acceptance, held in the settlement agent’s trust account.
- Wait for titles. Settlement is 14 days after titles are issued, expected in mid-2027. There’s nothing more to pay until then.
Our step-by-step guide to buying land in WA from interstate covers each stage in more detail.
Time zones WA doesn’t use daylight saving. Perth is 2 hours behind Sydney in winter and 3 hours behind in summer, so a call at 9am in Sydney is 6 or 7am in WA.
Getting there
Flights from Sydney to Perth take around 5 hours. From Perth, Dongara is a 3.5 hour drive up the coast. Or fly on to Geraldton, which is 45 minutes from the estate. Many buyers combine a site visit with a WA holiday.
Building later, from a distance
There’s no time limit to build and no covenants, so you can secure land now and decide later. When you’re ready, you can work with a local Dongara builder or a modular builder who builds off-site. See the options on the Builders page.
Getting advice
Buying property is a big decision. Before you sign, it’s sensible to speak with your own settlement agent or solicitor and, if you’re borrowing, your lender or broker. Terry is happy to answer questions about the land and the contract.
