From Melbourne to the WA coast: buying 2.5 acres in Dongara

The land, the lifestyle and the buying process for Melbourne buyers looking at Hidden Valley.

2 min readUpdated 22 October 2026

Swapping a Melbourne winter for the WA coast is a common daydream. For plenty of Hidden Valley buyers, it’s also a plan. Here’s what buying a 2.5 acre coastal lot in Dongara looks like when you’re starting from Melbourne.

The land

Hidden Valley lots are around 10,000m² (1 hectare / 2.5 acres), zoned Rural Residential and 900m from the beach. Between the estate and the Indian Ocean there’s only a flora and fauna reserve.

The lifestyle difference

Dongara has a Mediterranean climate, with warm, dry summers and mild winters. Life here revolves around the coast: beaches, fishing, boating from the Port Denison Marina and trips out to the Abrolhos Islands, 43 nautical miles offshore.

The town has the everyday essentials: shops, cafes and restaurants, a hospital, schools, a golf course and even a drive-in. Geraldton, the Mid West’s regional city, is 45 minutes away. Read more in living in Dongara and Port Denison.

Buying from Melbourne

The purchase can be done entirely from Victoria:

  1. Choose your lot on the live lot plan.
  2. Send Terry your full name (including middle names), address, the lot number and, if you’re financing, your lender and loan amount.
  3. Sign the REIWA offer and acceptance contract that Terry prepares.
  4. Pay the $10,000 deposit within 7 days of acceptance.
  5. Settle 14 days after titles are issued, expected in mid-2027.

The full process is explained in buying land in WA from interstate.

Getting there Melbourne to Perth is around a 4 hour flight. From Perth it’s 3.5 hours’ drive north to Dongara, or fly on to Geraldton, 45 minutes from the estate.

Plan the build on your timeline

With no covenants and no time limit to build, you can buy now and build when it suits you, whether that’s next year or after you retire. You choose the design and materials, as long as your plans meet WA building regulations and get Shire approval. A modular build is one option if you’d like most of the work done off-site. See the Builders page.
