Western Sydney buyers: what a 2.5 acre WA block looks like

Many Hidden Valley enquiries come from Western Sydney. Here's what buyers there should know about the land, the location and buying from NSW.

6 min readUpdated 22 October 2026

A lot of Hidden Valley’s enquiries come from Western Sydney, from places like Blacktown, Parramatta, Liverpool and the Hills. If that’s you, here’s a guide to what you’re actually looking at.

Size in perspective

A Hidden Valley lot is around 10,000m². Picture a square roughly 100m by 100m. That’s room for:

  • A large family home
  • A big shed and workshop
  • A granny flat, if the Shire approves it
  • Gardens, a pool and outdoor living
  • Plenty of space between you and the neighbours

The location

Hidden Valley is in Dongara, a coastal town on WA’s Mid West coast.

From Hidden Valley Distance or time
The beach 900m
Dongara township 10 minutes
Port Denison Marina 12 minutes
Geraldton and airport 45 minutes
Perth 3.5 hours

What’s included

  • 3-phase power, town water and NBN
  • $25,000 fence and gate package
  • $10,000 towards clearing your building envelope
  • No covenants and no time limit to build

The purchase

From $420,000, with a $10,000 deposit and nothing more to pay until settlement in mid-2027. Everything can be done remotely from Sydney.

Buying as a family

Many Western Sydney buyers purchase with family members. The contract lets you choose how you’ll own the land: as joint tenants or tenants in common. Read joint tenants or tenants in common and buying land with family.

Things to talk about at home

  • What will you use the land for, and when?
  • Who’ll pay what, now and at settlement?
  • Will you build straight away or later?
  • How often will you visit?

Share the details Many buyers share the survey plan, photos and the location map with family before deciding. Terry can email everything to you.

Why so many Western Sydney buyers?

Hidden Valley’s enquiries come from all over Australia, but Western Sydney stands out. Buyers there tell us a few things come up again and again.

Space for the whole family

Many Western Sydney households are large or multi-generational. Around 2.5 acres gives room for a big family home, space for grandparents to visit or stay and plenty of outdoor space for kids.

A long-term family asset

Some families see land as something to hold for the long term, perhaps for a future home or for the next generation. We don’t make predictions about values, but buying land you can use and enjoy is a common motivation.

A lifestyle change

After years in traffic and busy suburbs, the idea of the beach 900m away and a quiet coastal town is appealing.

A clear, simple purchase

A $10,000 deposit, a standard contract and nothing more to pay until settlement in mid-2027 makes planning straightforward.

Western Sydney and Dongara compared

Western Sydney Dongara
Setting Busy suburbs Small coastal town
Typical block A few hundred square metres Around 10,000m² at Hidden Valley
Beach An hour or more away for many suburbs 900m from Hidden Valley
Traffic Heavy Light
Time zone AEST/AEDT AWST, 2 or 3 hours behind

Buying as a family group

Many Western Sydney buyers purchase with parents, siblings or adult children. That can work very well, but it’s worth planning.

Choose an ownership structure

The contract asks whether you’ll buy as sole owner, joint tenants or tenants in common. Families often choose tenants in common with defined shares. Read joint tenants or tenants in common.

Agree on the plan

  • Who pays the deposit and the balance?
  • Who pays ongoing costs like rates?
  • What will be built, and when?
  • How will the land be used before then?
  • What happens if someone wants to sell their share?

Put it in writing

A co-ownership agreement prepared with legal advice helps avoid misunderstandings. Read buying land with family.

Finance tips for Western Sydney buyers

  • Talk to a lender or broker early about vacant land lending.
  • If several family members are buying, ask how the lender treats multiple borrowers.
  • Ask how they handle a settlement expected in mid-2027.
  • Budget for WA transfer duty and settlement costs. Read budgeting for settlement.

Building a family home on acreage

A 2.5 acre lot opens up design possibilities you rarely get in the suburbs.

  • A large single-level home with separate living zones
  • A granny flat or second dwelling, if Shire rules allow. Check with the Shire of Irwin first.
  • A big shed for vehicles, storage or hobbies
  • Outdoor living, such as a pool, an alfresco area and gardens
  • Space for kids to ride bikes and play

Remember the building envelope of up to 4,000m², and that plans need Shire approval and a bushfire (BAL) assessment.

Visiting from Sydney

Sydney to Perth is around 5 hours. From Perth, drive 3.5 hours north or connect to Geraldton, 45 minutes from the estate. Many families make a holiday of it. Read planning a site visit from the East Coast.

Questions to ask Terry

  • Which lots are available now?
  • Can I get the survey plan, aerial photos and a sample contract?
  • Can several family members buy together?

A family visit itinerary

Many Western Sydney families visit together. Here’s a sample plan.

  1. Day 1: fly Sydney to Perth (around 5 hours). Stay overnight in Perth.
  2. Day 2: drive north via Indian Ocean Drive. Stop at the Pinnacles near Cervantes for the kids to explore. Arrive in Dongara.
  3. Day 3: meet Terry and walk the lots. Lunch in Dongara under the fig trees on Moreton Terrace. Afternoon at the beach, 900m from the estate.
  4. Day 4: visit Port Denison Marina and watch the fishing boats, then a night at the Dongara drive-in.
  5. Day 5: drive back to Perth or fly from Geraldton, then home.

  • Space to run around on a 2.5 acre lot
  • The beach
  • Watching the boats at the marina
  • The drive-in
  • Fishing off the beach

Planning for grandparents

Many Western Sydney families plan for older family members, either visiting or living with them. On a large lot you can design:

  • A separate wing or self-contained area within the home
  • A second dwelling, if Shire rules allow
  • Step-free access and accessible bathrooms

Holding costs to budget for

Before you buy, understand the ongoing costs once you own the land: council rates, water charges, possibly land tax and maintenance. Read the costs of holding vacant land in WA.
