Your Hidden Valley site visit checklist
Planning to walk the land? Here's what to do before you go, what to bring, what to look at on each lot and the questions to ask Terry on the day.
Seeing the land in person is the best way to make a decision. You’ll understand the scale, the outlook and the feel of the place in a way photos can’t quite capture. Here’s how to make the most of your visit.
Before you go
Book with Terry
Arrange a time with Terry McBratney (0408 554 444) so he can meet you on site, show you the available lots and answer questions as they come up. He can also point out things you might not notice on your own.
Do your homework
- Shortlist two to four lots on the lot plan.
- Ask Terry to email the contour survey plan, aerial photos and a sample contract.
- Print the survey plan or save it to your phone so you can find your way around.
- Explore the location map to get a feel for the area.
Plan the trip
Dongara is about 3.5 hours’ drive north of Perth, or 45 minutes from Geraldton Airport. If you’re coming from interstate, our guide to planning a site visit from the East Coast has a sample itinerary.
What to bring
- Comfortable, closed shoes. You’ll be walking on natural ground with native vegetation.
- A hat, sunscreen and water, especially in the warmer months.
- A light jacket. The coast can be breezy.
- Your phone for photos, videos and notes.
- A compass app, so you can check which way each lot faces.
- Your list of questions.
On each lot
Take your time on each shortlisted lot. Here’s what to look for.
The lie of the land
Walk the lot and notice where the high and low points are. Higher ground can give better outlooks and breezes. Compare what you see with the contour lines on the survey plan.
Orientation
Use your compass app to work out north. In Dongara’s climate, living areas that face north get the winter sun and are easy to shade in summer. Think about how the house could sit on the lot.
The outlook
Look in every direction. What will you see from the house, the deck and the shed? Where’s the coast? Where’s the reserve?
Vegetation
Note the native vegetation on and around the lot. Think about what you’d keep, what you’d clear within your building envelope and how that affects privacy and bushfire planning.
Layout
Picture where the driveway, house, shed, garden and turning area for a boat or caravan might go. A rough sketch in your notebook helps.
Sound and feel
Stand still for a few minutes. Listen. Notice the breeze. This is often what people remember most.
Take videos Short videos turning slowly in a full circle from the middle of each lot are incredibly useful when you’re comparing later or showing family.
Around the area
Allow time to explore, because you’re buying into a town as much as a lot.
- The beach: it’s 900m from the estate. Walk down and see it for yourself.
- Dongara township: 10 minutes away. Have lunch on Moreton Terrace under the fig trees.
- Port Denison Marina: 12 minutes away. See the fishing fleet and the waterfront.
- The drive to Geraldton: if you’ll rely on Geraldton for work, flights or services, drive it.
Questions to ask Terry on site
- Which lots are available today, and which are under offer?
- Where exactly is the building envelope on this lot?
- When are titles expected?
- What’s included with every lot?
- Can I see the sample contract and talk through the terms?
- Are there any restrictions on what I can build? (There are no covenants, but plans need Shire approval.)
- Who are the builders people are using?
After the visit
On the drive home, while it’s fresh, rank your lots and write down why. Look back at your photos and videos the next day. If you’re ready, talk to Terry about the next step, or ask to be registered as a back-up buyer on any lot that’s under offer.
Making the most of a short visit
Many buyers, especially from interstate, only have a day or two on site. Here’s how to plan a visit that covers everything.
Morning
- Meet Terry at the estate.
- Walk your shortlisted lots in the softer morning light.
- Take photos, videos and notes on each.
Midday
- Drive into Dongara, 10 minutes away.
- Have lunch on Moreton Terrace under the fig trees.
- Visit the supermarket and get a feel for everyday life.
Afternoon
- Head to Port Denison Marina, 12 minutes from the estate.
- Walk along the waterfront.
- Return to the estate to see the lots in afternoon light.
Evening
- Go to the beach, 900m from the estate, for sunset over the Indian Ocean.
- Have dinner in town.
What to photograph
Photos are invaluable when you’re back home comparing options or explaining the land to family. Aim for:
- A slow 360° video from the middle of each lot
- The view from the highest point of each lot
- The road frontage of each lot
- Any features you notice, such as trees you’d keep
- The beach and the walk towards it
- The town, the marina and anything that caught your eye
Label your photos by lot number as you go. It’s surprisingly easy to mix them up.
If you’re bringing a builder
A builder on site can give you early practical feedback:
- Where the house would sit best
- How the slope might affect footings and site costs
- How trucks and equipment would access the site
- Any early thoughts on bushfire requirements
Ask Terry first, so he knows who’s coming.
If you’re bringing family
Different people notice different things. One person might focus on the land, another on the town, another on the drive. Give everyone a role, then compare notes at the end of the day.
Safety on site
- Stay on safe ground and watch your footing on natural terrain.
- Be aware of wildlife, including snakes in warmer months.
- Don’t enter areas under construction without permission.
- Keep hydrated, especially in summer.
After the visit: a decision framework
- Rank your shortlisted lots in order.
- Write one sentence for each explaining why.
- Review your photos the next day.
- Discuss with anyone buying with you.
- Check the live lot plan for any status changes.
- Contact Terry with your decision or questions.
Seasonal tips for visiting
Summer (December to February)
Summer days are warm to hot and dry. Walk the lots early in the morning or late in the afternoon, carry plenty of water and wear sun protection. Sea breezes often pick up in the afternoon, which gives you a good sense of how the coast feels in the warmer months.
Autumn (March to May)
Autumn is settled and pleasant, and many locals consider it the best time of year. It’s a comfortable time to walk the land and explore the coast.
Winter (June to August)
Winter brings most of the year’s rain, but plenty of sunny days too. Visiting in winter shows you how the land handles wetter weather and where water flows.
Spring (September to November)
Spring is wildflower season across the Mid West. It’s a beautiful time to see the area, with mild days and colour in the bush.
Getting a feel for daily life
If you’re thinking about living here permanently, try to experience ordinary daily life, not just the highlights.
- Do a supermarket shop.
- Buy a coffee and chat with a local.
- Drive the route you’d take to work or school.
- Check phone reception at the lots and in town.
- Visit the hospital or medical centre so you know where it is.
- If you have kids, drive past the schools.
Questions to ask locals
Locals are often happy to share what they love about the area. Good conversation starters include:
- What’s the best time of year here?
- Where’s the best beach?
- Where do you go for a good meal?
- What do you wish you’d known when you moved here?
In summary
Book with Terry, shortlist your lots, bring the survey plan, wear sensible shoes, take lots of photos and videos, explore the town and the beach and ask every question you have. Then go home, sleep on it and decide.

Common questions
Can I visit without booking?
It’s best to arrange a time with Terry so he can meet you and answer questions on site.
How long should I allow?
An hour or two on the estate, plus time to explore Dongara, Port Denison and the beach.
What should I wear?
Comfortable closed shoes, a hat and sun protection. The coast can be breezy, so bring a light jacket.
What’s the best time of year to visit?
Any time works, but autumn and spring are especially pleasant. Spring also brings the Mid West wildflower season, roughly July to October. Summer is warm, so plan your walk for the morning or late afternoon.
Can I bring my family or builder?
Yes, and it’s a good idea. A builder can give you early feedback on site layout and access, and family members often notice things you don’t. Just let Terry know how many people are coming.
How do I find the estate?
Terry will give you directions when you book. Access is via Hidden Valley Close, a short drive from Dongara.
Can I walk the lots on my own?
It’s best to visit with Terry so you’re looking at the right lots and boundaries and can get answers on the spot. Arrange a time with him first.
What if I can’t visit before buying?
Many interstate buyers secure a lot first and visit later. The lot plan, aerial view, survey plan, photos and location map give you a detailed picture. Read our guide to buying land sight unseen.
Should I see the town too?
Definitely. You’re buying into Dongara and Port Denison as much as a lot. Have lunch in town, visit the marina and walk on the beach 900m from the estate.
What should I do after the visit?
Rank your lots while they’re fresh in your mind, review your photos and videos, then talk to Terry about next steps or register as a back-up buyer on any lot under offer.
Can I bring my dog?
Ask Terry when you book. If you do bring a dog, keep it on a lead.
Is there accommodation in Dongara?
Yes, Dongara and Port Denison have accommodation options. Book ahead in busy periods.
Can I see the lots at sunset?
You can visit the beach at sunset and see the area. Arrange times on the estate itself with Terry.
Should I bring the contour plan?
Yes. It helps you understand the lie of the land as you walk each lot.
Is there phone reception at the estate?
Check coverage with your provider and test it on site during your visit. Every lot also has access to high-speed NBN.
Can I visit more than once?
Of course. Many buyers visit once before buying and again before settlement or when planning the build.
How early should I book a visit?
A week or two ahead is ideal, especially in school holidays when accommodation books out.
Can Terry show me lots that are under offer?
Yes, he can show you the whole estate and point out which lots are available.
