Brisbane to Dongara: WA coastal land for Queensland buyers

For Brisbane buyers weighing up 2.5 acres on the WA coast: the land, what's included, the easy time difference, getting there and buying from Queensland.

7 min readUpdated 22 October 2026

Brisbane buyers already understand the pull of the coast. Many grew up with weekends at the Sunshine Coast or the Gold Coast and want that lifestyle with more space and fewer people. Hidden Valley offers coastal living on the other side of the country, on 2.5 acres. Here’s what Queensland buyers need to know.

The land at a glance

Detail Hidden Valley
Lot size Around 1 hectare (2.5 acres)
Price From $420,000
Deposit $10,000
Settlement Expected mid-2027
Beach 900m
Covenants None
Time limit to build None

What’s included

Every lot comes with:

  • 3-phase power
  • Town water
  • High-speed NBN
  • A $25,000 fence and gate package
  • $10,000 towards clearing your building envelope

That’s a big part of what you’d otherwise spend getting raw acreage ready. See what $420,000 includes.

The easiest time difference in the country

Queensland and WA both skip daylight saving. That means Perth is always exactly 2 hours behind Brisbane, all year round. No seasonal confusion. A 9am call in Brisbane is 7am in Dongara, and a 2pm call in Brisbane is midday in WA.

For buyers who’ll be talking to Terry, settlement agents and builders across the country, that consistency is surprisingly handy.

A different coast

The WA coast faces west, so the sun sets over the Indian Ocean. It’s one of the first things Queensland visitors notice. Dongara’s beaches are long, sandy and uncrowded, backed by dunes and native bush. Between Hidden Valley and the ocean there’s only a flora and fauna reserve.

The climate

Dongara has a Mediterranean climate: warm, dry summers and mild winters, with most rain falling in winter. That’s quite different from Brisbane’s humid summers and summer storms. Many Queenslanders find the drier heat more comfortable.

Getting there

Fly Brisbane to Perth, which takes around 5 to 5.5 hours. From Perth, you can:

  • Drive about 3.5 hours north up the coast, or
  • Fly on to Geraldton, 45 minutes from the estate.

Many buyers turn their inspection trip into a short WA holiday. See planning a site visit from the East Coast.

Buying from Queensland

You don’t need to be in WA to buy.

  1. Choose a lot on the live lot plan.
  2. Talk to Terry and ask for the survey plan, aerial photos and sample contract.
  3. Send your details: full names, address, lot number and finance details if borrowing.
  4. Sign the REIWA offer and acceptance contract.
  5. Pay the $10,000 deposit within 7 days of acceptance.
  6. Settle 14 days after titles are available, expected mid-2027.

Our step-by-step guide to buying land in WA from interstate explains each stage.

Planning your build

There’s no time limit to build, so you can buy now and build later. When you’re ready, you can use a local Dongara builder or a modular builder. See the Builders page and our guide to building in WA while living on the East Coast.

Different coast, different light The WA coast faces west, so the sun sets over the ocean. Ask Queenslanders who’ve visited what they remember, and that’s usually it.

Brisbane and Dongara compared

It can help to put the two side by side. This isn’t about which is better. They’re very different places that suit different stages of life.

Brisbane Dongara
Setting Capital city on a river Small coastal town at a river mouth

Why Queensland buyers look west

Queenslanders who enquire about Hidden Valley tend to mention a few common reasons.

More land for the money

Most Brisbane buyers are used to suburban blocks. A lot of around 10,000m² is a big step up in space, with room for sheds, boats, gardens and privacy.

A quieter coast

South East Queensland’s coastline is busy. Dongara’s beaches are long and uncrowded, and between Hidden Valley and the ocean there’s only a flora and fauna reserve.

Freedom to build

Many new estates in Queensland come with design guidelines. Hidden Valley has no covenants and no time limit to build.

Planning a future move

Plenty of buyers aren’t moving immediately. They’re securing land now for retirement or a future sea change.

What daily life looks like

Living at Hidden Valley, your week might include:

  • A morning walk on the beach, 900m away
  • A coffee on Moreton Terrace in Dongara, 10 minutes away
  • Fishing from the beach or launching the boat at Port Denison Marina, 12 minutes away
  • A trip to Geraldton, 45 minutes away, for bigger shopping or a flight
  • Working from home on high-speed NBN
  • Sunsets over the Indian Ocean

Planning your first trip

A first visit from Brisbane usually takes three or four days, including travel.

  1. Day 1: Fly Brisbane to Perth and either drive north or connect to Geraldton.
  2. Day 2: Meet Terry at the estate and walk your shortlisted lots. Afternoon at the beach.
  3. Day 3: Explore Dongara and Port Denison, or drive to Geraldton.
  4. Day 4: Head home, or extend the trip to see more of WA’s Coral Coast.

Managing a build from Queensland

If you plan to build while still living in Brisbane, consider:

  • Modular homes, built largely off-site, which can reduce the number of site visits. See modular homes on acreage.
  • Local Dongara builders, who know the area and the Shire. See our Builders page.
  • Clear communication, such as agreed progress photos and video calls.
  • Key-stage visits, planned around major milestones.

Finance from Queensland

Most major lenders operate nationally, so you can usually use your existing bank or broker. Tell them early that you’re buying vacant rural residential land in WA with settlement expected in mid-2027. Some lenders have specific policies for land, so a broker who can compare options is useful. Read finance for vacant land.

Settlement from interstate

You’ll need a settlement agent or solicitor to handle settlement in WA. Many work with interstate clients every day, using email, phone and electronic signing. Settlement itself is usually electronic, so you won’t need to travel.

Your next steps

  1. Explore the lot plan and shortlist a few lots.
  2. Look at the location map.
  3. Call Terry on 0408 554 444 or send an enquiry.
  4. Ask for the survey plan, aerial photos and sample contract.
  5. Talk to your lender.
  6. Plan a visit if you can.

Frequently asked by Queensland buyers

Some questions come up again and again from Brisbane buyers, so here they are in one place.

Is it really that far?

It’s a long way, but it’s one flight. Brisbane to Perth is around 5 to 5.5 hours, and from there it’s 3.5 hours’ drive or a short connecting flight to Geraldton. Many buyers break the trip with a night in Perth.

What’s the coastline like?

Long, sandy and backed by dunes and native bush. The water is the Indian Ocean, and on a calm day it’s clear and blue. There’s no bay or island sheltering the coast as there is in Moreton Bay, so it has an open-ocean feel.

Will I feel isolated?

Dongara is a small town, but it isn’t remote. It has shops, cafes, a hospital, schools and a golf course, and Geraldton is 45 minutes away. Many people find the pace a welcome change rather than isolating.

How do I get my things there?

Interstate removalists run between Queensland and WA regularly. If you’re building a new home, you can time the move for when it’s finished. On 2.5 acres, a big shed can also store belongings while you build.

Thinking about timing

With settlement expected in mid-2027 and no time limit to build, you have flexibility. A few common approaches:

  • Buy now, move in a few years: secure the land, build later, move when work or family allows.
  • Buy now, build soon after settlement: plan the home during the waiting period and start soon after settlement.
  • Buy now, holiday first: use the land for holidays while you decide, subject to Shire rules.
