What does $420,000 include at Hidden Valley?

The price covers a lot more than the land. Here's everything that comes with a Hidden Valley lot, what it's worth knowing about each inclusion and what isn't included.

When you compare land prices, it’s important to compare what comes with the land, not just the dollar figure. Two blocks with similar prices can be very different once you add up the cost of bringing in power, water and access. At Hidden Valley, lots are from $420,000. Here’s what’s included.

Included Detail
The land Around 1 hectare (2.5 acres)
Power 3-phase
Water Town water
Internet High-speed NBN
Fencing $25,000 fence and gate package
Clearing $10,000 towards clearing your building envelope
Freedom No covenants and no time limit to build

The land

Most Stage 2 lots are 1.0077 hectares, or about 10,077m². That’s room for a substantial home, sheds, gardens and space to spare. Each lot has a building envelope of up to 4,000m².

3-phase power

Most homes run on single-phase power. 3-phase gives you more capacity for workshops, welders, compressors, large air conditioning systems, pool equipment and EV charging. On rural land, bringing in 3-phase can be expensive. Here, it’s part of the package. See what 3-phase power is for.

Town water

Many rural blocks rely entirely on rainwater tanks or bores. Town water gives you a reliable supply for the house. Many owners add tanks for gardens and backup. See town water plus rainwater.

High-speed NBN

If you work from home, run a business or just want to stream and video call without frustration, NBN matters. See working from home with NBN.

$25,000 fence and gate package

Fencing a 2.5 acre lot is a significant job. A complete fence and gate package gives you security, privacy and clear boundaries from day one.

$10,000 towards clearing

Every lot comes with $10,000 towards clearing your building envelope, so you’re ready to build.

Freedom to build

There are no covenants and no time limit to build. You choose your builder, design and materials, as long as your plans meet WA building regulations and get Shire approval.

What’s not included

  • Your home, sheds and other buildings
  • Driveway and site works for your build
  • Connections from the services to your home
  • Landscaping
  • Settlement costs such as transfer (stamp) duty and settlement agent fees
  • Ongoing costs such as council rates once you own the land

Paying for it The deposit is $10,000 within 7 days of acceptance. The balance is due at settlement, expected in mid-2027.

Comparing with raw land

If you’re comparing Hidden Valley with other acreage, it helps to list what you’d need to add to a raw block to bring it up to the same starting point.

  • Power: connecting rural land to the grid can involve long runs of cable and new infrastructure. Getting 3-phase can add more again.
  • Water: without town water, you’d be relying on rainwater tanks and possibly a bore.
  • Internet: some rural areas only have satellite or fixed wireless options.
  • Fencing: fencing a large rural boundary takes materials, labour and time.
  • Clearing: preparing a building site costs money before a single slab is poured.

Every buyer’s comparison will be different, so get quotes for the specific blocks you’re considering. The point is simply to compare like with like.

What the inclusions mean day to day

Inclusions aren’t just a line on a brochure. They shape how quickly and easily you can use your land.

  • You can plan your home around reliable town water from the start.
  • A secure fence and gate means you can store equipment or a caravan with more peace of mind.
  • 3-phase power means a serious workshop is an option, not a future upgrade.
  • NBN means working from home or running a small business is realistic.

A closer look at each inclusion

The fence and gate package in practice

A $25,000 fence and gate package gives every lot defined, fenced boundaries and a gate. For owners, that means:

  • Clear boundaries with neighbours from the start
  • Security for equipment, vehicles and future buildings
  • A defined entrance for your driveway
  • Peace of mind if you’re not living on the land yet

Clearing your building envelope

Each lot has a building envelope of up to 4,000m², and $10,000 goes towards clearing it. That gets the area where your home and sheds will go ready, saving time and cost when you’re ready to build. See what is a building envelope.

Services

Town water, 3-phase power and high-speed NBN are the three services that make modern rural living practical. Having all three in place takes away some of the biggest unknowns of buying acreage.

Adding up the value

Every buyer will value the inclusions differently. Someone planning a large workshop will value 3-phase power highly. A remote worker will care most about NBN. A family with animals or equipment will value fencing. The point is that each inclusion removes a job, a cost or a delay you’d otherwise have to deal with yourself.

Inclusions and your build budget

When you start talking to builders, tell them what’s already in place: services available, fencing included and $10,000 towards clearing the envelope. That helps them give you a more accurate picture of site costs.

The freedom inclusion

Some of the most valuable things at Hidden Valley aren’t physical:

  • No covenants: you choose your design, size and materials.
  • No time limit to build: you build when it suits you.

These give you flexibility that many estates don’t, especially those with design guidelines and build-by dates.

What buyers often ask about next

Once buyers understand the inclusions, their next questions are usually about building: what to build, who to use and what it might cost. Our building guides cover choosing a builder, modular homes, building a shed first and designing for the climate.

Inclusions explained for first-time acreage buyers

If you’ve only ever bought in the suburbs, acreage can come with surprises. In a suburban estate, services, fencing and a cleared block are usually assumed. On rural land, they’re often not. That’s why it matters that Hidden Valley lots come with:

  • Services already available
  • Fencing included
  • An allowance towards clearing

Without these, you might face months of organising power, water, fencing and clearing before you could even think about building.

How to use the inclusions in your planning

  • Power: tell your electrician and builder you have 3-phase available. It can influence your choice of air conditioning, pool equipment and workshop tools.
  • Water: design your plumbing around town water, and consider rainwater tanks for gardens and backup.
  • NBN: plan where your router and home office will go.
  • Fencing: plan your gate position and driveway together.
  • Clearing: confirm where your building envelope is and plan the house and shed within it.

Comparing estates fairly

If you’re comparing Hidden Valley with other land, make a list for each:

Question Hidden Valley Other estate
Lot size Around 2.5 acres
Power 3-phase
Water Town water
Internet NBN
Fencing $25,000 package
Clearing $10,000 towards envelope
Covenants None
Time limit to build None
Distance to beach 900m

Comparing like with like makes the decision much clearer.

Frequently compared costs

When buyers compare raw acreage with serviced land, they often ask which costs to research. Here’s a list to investigate for any raw block you’re considering. Get actual quotes for that specific land, since costs vary widely.

  • Power connection and any required infrastructure
  • Upgrade to 3-phase, if available at all
  • Water: rainwater tanks, bores or connection to a scheme supply
  • Internet options and costs
  • Boundary fencing and gates
  • Clearing and preparing a building site
  • Access road or driveway

At Hidden Valley, several of these are already dealt with.

What owners tell us they value most

Every owner is different, but the inclusions mentioned most often are:

  • Town water: reliability without relying solely on tanks
  • NBN: being able to work from home or stay connected with family
  • Fencing: security and clear boundaries
  • No covenants: freedom to build what they want

Planning your budget beyond the land

Once you know what’s included, you can focus your budget on the things that matter to you: the home, the shed, the garden and the lifestyle.
